Most transactions will encounter some "bumps in the road" with tighter credit requirements,changing lender policies, appraisal problems, and situations that we have never experienced before. The key to success is communication, taking the extra time to be sure that the buyer and seller fully understand what could happen, not to sugar coat it and not to be all doom and gloom. I have found if all parties, up front, know the best that could happen and the worst that could happen ,they are better prepared to make good decisions to solve problems as they arise. Sure this market can be challenging, but it is what it is. We work a little harder, try to be a little smarter, and have open communication and we all experience the successful closing.
