How do REALTORS find the right home for a buyer?

The buying process begins with a meeting with the potential buyer at my office where we sit down and discuss the goals of the person or family. How soon do you need to be in a home? What type of home are you hoping for? Price range, age, style, size, #bedrooms, #baths, basement, yard, amenities wanted and amenities needed i.e. first floor laundry, etc. We also discuss how they feel about the proximity to work, schools, shopping, etc. My goal in the first meeting is to get to know the person, ensure that we can work together, and what would best fit their family needs.

Also, in the first meeting, we will discuss financing options and the importance of obtaining a pre-approval from a lender of their choice. This step is critical to a successful relationship with the client as no one wants surprises. Sitting down with a good loan officer will ensure the client what the loan process will involve and how much money they will need at closing along with their monthly payments. Plus having a pre-approval letter before you go out and look at homes is peace of mind and removes the anxiety of the buying process for the buyer!

Next, we set the buyer up with a customized account where new listings in their price range and criteria will be emailed to them on a schedule that fits the buyer’s needs (daily, weekly, monthly). We do this step along with searching the Multiple Listing Services (MLS) ourselves to locate and highlight homes that will best fit the needs of the buyer. And then we schedule appointments to see these homes that are in line with the needs of the buyer to maximize our time together. During the showings we see how the buyer reacts to certain amenities and home styles to better understand their hot buttons. We also like to find out how they like the neighborhoods and which ones they like best. The current home and condo inventory is low and most likely will be remain that way for a next 3-5 years. This fact makes it very important to work with a full time agent who is knowledgeable of local inventory and any new listings coming on the market. The value prices homes that show well that come onto the market generally sell quickly!
